What to check in a waterfront strata
- Is the slip included? At many complexes, slips are sold or rented separately from the unit. Get the slip arrangement in writing.
- Rental rules. They range from nightly rentals allowed to no rentals at all. BC's principal-residence requirement also applies in Vernon; certain strata-titled hotels and motels are exempt, so confirm a complex's status with the strata and the Province before you buy.
- The depreciation report. Docks, seawalls, pools and beaches are expensive to maintain. Look at what's planned and how well funded the contingency reserve is.
- Pet bylaws. Many waterfront stratas limit the size or number of pets.
- Flood history. Ask how the complex fared in 2017 and whether any repairs or special levies followed.
